I have three houses listed for sale that are also for rent. The seller is renting the homes out and advising the tenant that it is for sale. It is written right into the lease that the tenant may receive a 60 day vacate notice in the event of a sale. This works out well for the home owner and the tenant. We also put it in the lease that the tenant can break the lease by giving the owner a 60 day written notice. Many people who are relocating want to rent for a few months while they look for their ideal home rather than settling for the one that is currently available. I just sold another listing that I also had a tenant in under those same terms. It worked out well for everyone. The owner gained some extra income and the tenant was able to take her time looking around and found her ideal home without any pressure. It was a win/win situation for all.
Most homes take six months to over a year to sell. Why let yours sit empty and become a financial burden. Renting the home will help you pay some of your carrying costs and might even find you a buyer. I have also sold a home I had listed to the tenant we placed in it. They were looking to buy something and after living there a few months decided they loved it. The transaction couldn't have gone any smoother. Another win/win situation for everyone.
